Here are our inspection services and pricing information. We provide complete home inspection services per the Home Inspection Standards of Practice and Code of Ethics.
Home Inspection: $495 & UP
A home is probably the biggest purchase you’ll ever make, so it’s important to understand the condition of your investment. I’ll provide a non-invasive evaluation of the home’s accessible structure, systems, and components, and at no additional charge, We include a 4-Point and Wind Mitigation inspection (when applicable). While a home inspection can’t reveal every concern that exists, it will significantly reduce your anxiety by arming you with the knowledge you need to make an informed home-buying decision.

Condominium/Townhome: $300 (up to 1000 SQ FT)
This inspection is roughly the same as a Standard Home Inspection, with some important distinctions. I will inspect the interior structure, systems and components that are specific to your unit, but exclude any exterior and common elements and areas that may fall under the purview of the building’s owner. 4-Point Inspection: Stand Alone (Sale Price) $125.00

Many insurance companies require a 4-Point Inspection for homeowner’s insurance and renewals for an existing policy on an older home. The “four points” covered in this limited inspection include the four vital systems of the home: the roof, electrical, plumbing, and HVAC. This inspection identifies their components, determines their age, and assesses their overall condition.
Wind Mitigation Inspection: Stand Alone
(Sale Price) $125.00 / with Full Inspection $0
Wind mitigation helps limit the amount of wind damage inflicted on a home. Many homeowner's insurance companies offer incentives, such as premium discounts and rebates, for implementing specific protections. And if you’ve already made certain improvements, a Wind Mitigation Inspection can provide the verification you need to receive credits and discounts.
4 Point & Wind Mitigation Reports Package: $200
A package including wind mitigation and 4-point inspection. If your insurance company has requested both of these inspections than its a smart choice to bundle them up and save money.
Water Quality Testing: Starting at $120
Is your water the best it can be? Clean water is critical for you and your family’s health. High Mark inspections offers comprehensive water quality testing services. Our professional, certified home inspectors will take samples from your home water source and have them tested in an accredited laboratory.

Pool & Spa Inspections (stand-alone): $175.00 or $100 with a full home inspection.
Pool Inspections can determine if the current condition of the pool and surroundings are up to the current safety standards. Pools that have not had proper maintenance or care can be subject to many unsafe conditions: leaks, broken steps, faulty ladders/railings, blocked drainage/filtration systems, unsafe diving boards, dangerous deck surfaces, and more.
MOBILE HOME TIE-DOWN CERTIFICATION
(stand-alone): $350.00
Are you a Realtor, lender, buyer, or seller needing a HUD Foundation Certification Tie-down Inspection? Look no further! As your local Field Inspector, we coordinate the inspection process. Our collected data is sent to a Florida-licensed engineer who will finalize the necessary report.
Infrared Inspection (stand-alone): $125.00
I use a state-of-the-art infrared camera to find problems that aren’t always apparent to the naked eye. An IR camera translates the heat signatures of objects into colors on a gradient scale, with higher temperatures appearing as lighter colors, and lower temperatures and wet areas appearing as darker colors. By evaluating these images, I can detect sources of energy loss, locate areas of moisture intrusion, pinpoint dangerous hot spots in the electrical system, and uncover other problems, such as wood-destroying pest and rodent infestations, as well as flue leaks in the chimney, which can lead to carbon monoxide poisoning.
Additional Structures – Pole Barns, Sheds, Work Shops, Cottages: Price varies
I will inspect any additional residential units on the property (guest house, carriage house, mother-in-law cottage, etc.) for structural and safety issues, and to make sure that their systems and components are functioning as they should. If you have a rural property, I can also inspect other items and conditions around such structures, including gates and fencing, landscaping and site drainage, and encroaching trees and foliage.
